Vacation Rental Marketing: How Caribbean Owners Win Direct Bookings
Your villa or apartment is beautiful and your reviews are strong — yet most of your bookings still arrive through Airbnb, Vrbo or Booking.com, each taking its cut. Vacation rental marketing is how Caribbean owners shift that balance and win more direct, commission-free reservations.
What is vacation rental marketing?
Vacation rental marketing is everything you do to get your property found, remembered and booked — ideally directly, without an online travel agency taking a cut in the middle. It covers your listing pages, your own booking website, the photos and copy that sell the stay, your presence on Google and in AI trip-planners, email to past guests, and paid ads that reach travelers while they are still deciding where to go. For an owner in Aruba or Curaçao, the goal is simple: fill more nights at a higher margin by depending less on the big platforms and more on channels you control.
Platforms like Airbnb, Vrbo and Booking.com are still useful for reach. But treating them as your only marketing is what keeps margins thin. The owners who win are the ones who use the platforms to get discovered, then do the work to bring the next booking directly.
Why direct bookings matter more in the Caribbean
Every booking that comes through an OTA arrives with a commission attached, and for a single-property owner those fees add up fast across a year. In our work with independent Caribbean hotels we have seen as much as 63% of bookings flow through OTAs before a direct strategy is in place — and small short-term rentals are often even more platform-dependent, because they lack a brand of their own.
A direct booking keeps the full nightly rate, gives you the guest's email for next time, and lets you build a relationship the platform would otherwise own. That is the entire point of serious vacation rental marketing: shift the balance toward bookings you keep.
Start with photos and a listing that sells the stay
Nothing moves the needle faster than professional photography. Travelers decide in seconds from a cover image, so lead with bright, wide shots of the view, the pool and the outdoor space that make a Caribbean stay feel real. Follow with a clear sequence — living area, each bedroom, kitchen, bathroom, then the neighbourhood.
Your written listing should answer the questions guests actually ask: how far to the beach, is there parking, is it good for families, what is included. Vague copy loses bookings; specific copy earns them.
Build a direct-booking website you own
A simple, fast website with real availability and a secure checkout is what turns platform discovery into direct revenue. Many guests who first find you on Airbnb will search your property name before they book — and if the only thing they find is the OTA listing, that is where they pay the fee.
Your own site also lets you show more photos, tell the story of the property, offer direct-booking perks, and collect reviews in one place. It is the hub every other channel should point back to.
Get found on Google and in AI trip-planners
When someone searches “villa with pool in Aruba” or asks an AI assistant to plan a Curaçao trip, you want your property to surface. That means a clear Google Business Profile, question-shaped content on your site, consistent name-address-phone details everywhere, and genuine guest reviews — the same signals that help AI assistants decide which rentals to recommend.
This is increasingly where the dreaming phase happens, and it is still underused by most small owners in the region, which makes it a real opening.
Use email to turn past guests into repeat bookings
Your happiest guests are your cheapest marketing. A short email flow — a thank-you after checkout, a seasonal note before the high season, an offer for a return stay — keeps your property top of mind and drives direct rebookings at zero commission.
Ask every direct guest for their email, and segment past guests from prospects so your messages stay relevant.
Reach travelers in the dreaming phase with paid ads
Caribbean stays have a long decision window, which makes paid social and search ads a good fit. You can reach travelers in your main feeder markets — the Netherlands, the US, nearby islands — while they are still browsing, then retarget the ones who visited your site but did not book.
Start small, send every click to a single strong landing page, and measure cost per direct booking rather than clicks.
Measure what actually drives bookings
The owners who improve are the ones who track where bookings come from, what each channel costs, and how many guests rebook. Over time you want the direct share to climb and the OTA share to shrink — that is the scoreboard that matters.
The Lab built its Direct Guest Growth Model for exactly this: helping independent hospitality businesses in Aruba and Curaçao win more direct bookings and lean less on the platforms. On direct campaigns we have delivered an 11.66x return on ad spend for clients working this way.
